  • What are the benefits of working with a real estate agent to find a rental in Philadelphia?

  • How far in advance of my move date should I begin my search for rentals?

    We typically suggest renters begin their search 2 to 4 months before their current lease ends. This is dependent on your current living arrangements. An agent on our team can provide you guidance.


  • How can I determine what rental rate I can afford monthly before I start my search?

    A common screening requirement is that your gross monthly income should be at least 3x the monthly rent. It’s also important to take into account other expenses such as utilities, cable and wifi, renters insurance, and moving costs so you can budget accordingly.


  • What documents am I required to submit in the application process?

    Landlords in and around Philadelphia typically require:

    • Proof of income, such as pay stubs or tax returns
    • Bank statements
    • References from previous landlords
    • Employment verification
    • A copy of your ID
    • A completed rental application

  • What are the screening criteria at your managed properties?

    Meeting the following guidelines will help you qualify as a strong applicant:

    • Credit Score of 650 or above
    • Income at least 3x the monthly rent
    • No Criminal Record
    • No Eviction History


    If a co-signer is needed, the screening criteria is as follows: 

    • Credit Score of 650 or above
    • Income at least 6x the monthly rent
    • No Criminal Record
    • No Eviction History

  • How much is a security deposit?

    At PhillyLiving Management Group our security deposits are typically equal to one month’s rent.  It is a common practice to collect first, last and security up front as move-in costs.  The last month’s rent is applied at the 12th month of a lease agreement and the security deposit stays in an escrow account held by the landlord or management company, but there are situations where additional money is required. Be sure to review the terms of the lease regarding the security deposit to understand when and how it will be returned to you after your tenancy. 


  • How do you collect rent from your residents?

    Renters can pay for their rent via our online portal or mail in certified funds/money order on the 1st of the month. 

  • Do you require renter’s insurance at your properties?

    Yes we do, as do many other landlords and property management companies in Philadelphia. Be sure to check your lease and sign up for renters insurance to protect your personal belongings. 

  • How do I submit a maintenance request, and what is the typical response time?

    At PhillyLiving Management Group, residents can conveniently submit repair requests through our online portal. For emergencies that occur outside of office hours, our dedicated maintenance team is available 24/7 to assist you.


  • Are pets allowed at your rental properties?

    Some of our properties are pet-friendly, while others may allow pets with certain restrictions, deposits, or fees. In some cases, landlords may choose to enforce a strict “no pets” policy. The only exceptions are certified service animals and emotional support animals, which must be accompanied by the appropriate documentation.

  • Will you clean the rental before I move in?

    Yes, before every new resident moves in, our maintenance staff ensures the property is professionally cleaned, freshly painted, and move-in ready for you. An inspection will be completed to check that all appliances are in working order. 

  • If my lease starts mid-month, do I owe the full month’s rent or a prorated amount?

    If your lease begins mid-month, you will still be required to pay a full first month’s rent, last month’s rent, and security deposit before you receive your keys. The prorated rent for the month you move in will be due on 1st of the next month. The full first month’s rent will be used for the first full month you are in the unit.

  • How do I set up my utilities?

    If utilities are not included in your rent, please contact PECO and/or PGW directly to set up your services. For water, even if you are responsible for usage charges, you should never contact the water department yourself—this is handled through the owner.
