1. Holding Costs
Holding Costs measure what it takes to carry a property through the investment plan.
This becomes particularly important when purchasing properties that require renovations. Mortgage payments or interest, taxes, insurance, utilities and other carrying expenses continue while work is being completed.
If a three-month renovation becomes six months, those costs don't stop.

Holding Costs don't simply tell investors what a property costs to carry.

Most rental property investors understand cash flow. The danger is calculating an incomplete version of it.
Rent minus the mortgage payment isn't true operational cash flow.
Investors also need to consider expenses such as property taxes, insurance, property management, maintenance, repairs, owner-paid utilities, vacancy and capital expenditures.
Optimistic assumptions can make almost any property look better on paper. A realistic rental property analysis needs to account for the expenses required to actually operate the property.
Operational Cash Flow answers a more useful question:
After the real expenses of owning and operating this property, what is actually left?
3. Income Coverage and DSCR
Income Coverage, often evaluated through Debt Service Coverage Ratio or DSCR, helps investors understand how effectively property income supports the debt obligation.
The closer a property operates to the edge, the more vulnerable it becomes when things don't go as planned.
A vacancy occurs. Insurance increases. A repair arrives unexpectedly. Rent comes in below projection.
This is why Income Coverage isn't merely about whether the property can technically make its payment.
It helps reveal how much breathing room exists inside the investment.
This becomes especially useful when comparing financing scenarios because the same property can perform very differently depending on its debt structure.
4. Total Wealth ROI
Cash flow matters, but it doesn't tell the entire story of how real estate can create wealth.

Every real estate investment begins with assumptions.
The renovation will take three months. The property will rent for $2,500. The appraisal will support the projected value. The refinance will happen on schedule. The property will sell quickly.
Some assumptions will prove correct.
Others won't.
Good analysis doesn't require investors to become pessimists. It requires them to understand what happens when reality differs from the original projection.
What if construction takes longer? What if costs increase? What if rent comes in lower? What happens during an extended vacancy? What if the refinance is delayed? How much liquidity is available if the investment requires additional capital?
The goal isn't to build a deal that survives every imaginable catastrophe.
